Officials from the city of San Antonio were joined by leaders from the San Antonio Housing Trust and Franklin Development in a May 2 ceremony to celebrate the grand opening of The Park at 38Thirty, a 100% affordable housing community in the South Texas Medical Center area.

Located at 3830 Parkdale Drive, construction of The Park at 38Thirty was funded by the city’s 2017 bond and through the Office of Urban Redevelopment San Antonio, or OUR SA.

According to a news release, the 196-unit rental housing community is a partnership with Franklin Development and the San Antonio Housing Trust comprised of two- and three-bedroom units available to households earning 60% of the area median income, or AMI, with an affordability period lasting 40 years. The San Antonio AMI is $74,100 for a family of four, according to the U.S. Department of Housing and Urban Development.

The release said 101 units at The Park at 38Thirty with two bedrooms and two bathrooms are being leased at $1,052 per month. The remaining 95 units with three bedrooms and two bathrooms are being leased at $1,214 per month.

The new apartment complex includes children’s playscape areas, a pool, a community room, a gym, a library and a business center with Wi-Fi. Residents may also enjoy on-site offerings, including after-school activities, such as STEAM programming; leadership and team-building courses; swim lessons; health and wellness programs; a food pantry; and financial literacy courses.
