The number of new listings year over year in each ZIP code for the New Braunfels area increased slightly from March 2023 to March 2024, up 12.4% in 78130 and 18.3% in 78132. That’s according to the latest available data from the Four Rivers Association of Realtors.

The gist

The median home price in New Braunfels also fell slightly in each ZIP code, down 2.9% in the 78130 and down by 12.64% in 78132. That constitutes a median home price of $320,500 and $512,829 respectively.

The average days homes spent on the market did not change in 78130, staying at 110 days on market. The average days on the market increased by 12 days in 78132 to 111.

The number of new listings in each market in March was 218 in 78130 and 129 in 78132.

The number of homes under contract in 78130 and 78132 decreased slightly when compared to March of last year, down to 172 homes in 78130 and 80 in 78132.

One more thing

For both ZIP codes, five months of housing inventory were recorded for March 2024 compared to 3.4 months of inventory in March of last year. The Texas A&M University Texas Real Estate Research Center considers six months of home inventory to be a "balanced" market, and less than six months to be a "seller's" market.

Just over 100 homes were sold in the 78130 ZIP code in the $300,000-$499,000 price range along with 35 in the same price range in 78132. No $1 million or more homes were sold in the 78130 in March, while seven were sold in 78132.
