155-acre housing development in the works near The Guadalupe River

The Bluffs on the Guadalupe, a 155-acre gated housing community, is in the works after PulteGroup purchased the property at 11529 FM 306 in November 2025.

What we know

Pulte Homes plans to offer 53 1-acre or larger homesites, each with various amenities that highlight the community’s riverfront setting. With direct access to the Guadalupe River, residents will be able to enjoy scenic walking trails and a lounge-style pool overlooking the river, Cherri Kuhns, marketing manager for PulteGroup's San Antonio Division, said in an email to Community Impact.

“Every element is intended to enhance the lifestyle experience and create opportunities for neighbors to come together while appreciating the beauty of the Hill Country,” Kuhns said in the email.

The Bluffs on the Guadalupe will also feature a covered pergola with bar seating and an outdoor fire pit.

Brad Lacy, vice president of sales for PulteGroup San Antonio, said the floor plans for The Bluffs on the Guadalupe are being designed to complement the Texas Hill Country landscape and help homeowners live more comfortably indoors and outdoors.

“We’re designing this community to feel as exceptional as its setting,” Lacy said.

Looking ahead

The community is anticipated to open late in the third quarter or early in the fourth quarter of 2026, the email states.
