One Seven Business Park features 39,855 square feet of office and medical office space, featuring four 7,520-square-foot buildings and one 9,775-square-foot building. Office spaces range from 731 square feet to 9,775 square feet, according to the development brochure.
Spaces at the business park will focus exclusively on office space, with no retail opportunities.
Tony Mangus, managing partner at Mangus Realty Group, said the buildings are in a shell phase, and three of the spaces are being negotiated on by medical professionals.
One of the buildings has been leased by a local engineering firm, and other leases are being worked through. Magnus said most of the 7,520-square-foot buildings are still available.
“All five buildings are completed,” Magnus said. “We have all the parking lot laid out. We have landscaping being finalized this week, including trees, grass and that kind of stuff.”
The development is located off Coughran Road, in between SH 46 and Upper Balcones Road, giving access to major thoroughfares in Boerne.
Magnus said the spaces will remain shells until a lease is established, then the interiors of the buildings will be completed per the tenant’s requirements.
“We’re not building anything turnkey, because everybody has different requirements,” he said.
The first tenants are expected to be up and running by early 2026. A grand opening event for the development is planned for 11:30 a.m. Oct. 21 at 5 Coughran Road, Boerne. Additional information can be found here.
