The Wellness Plaza at Boerne aims to bring medical professionals and retail clients together in a 37,000-square-foot development.
The development is one of many projects planned for Herff Road near Gallant Fox and Old San Antonio Road, with a new emergency room, Starbucks and other developments announced in the area.
The overview
Eric Perardi, director of development and commercial services for Engel & Völkers and owner of Perardi Development, told Community Impact the goal of the project is to offer space for medical professionals in Boerne, while bringing in high-end retail to keep the facility operational seven days a week.
“The ground floor will be traditional retail focused on health and wellness, while the upper two floors are your traditional doctors,” Perardi said.
Perardi said one of the key features of the office space is that health providers and doctors will be able to buy into ownership of the development, incentivising long-term commitment.
“All of our doctors are always long-term,” Perardi said. “They are moving to those areas with their families, or they see the value of being in the area.”
Brandy Price-Harrison, head of talent acquisition for Engel & Völkers, is one of the development partners, having a generational legacy in Boerne, and bringing in a passion for the community while planning the project.
“It is really exciting to do a project here, and this is a huge legacy project for me,” Price-Harrison said.
Looking ahead
Perardi said the goal is to break ground on the project in spring 2026 and have offices open by summer or fall 2027.
As developers approach the final project design, they seek community input on the medical services the community desires.
Perardi said the development will be selective in its tenant approval, ensuring the space is intentional in its offerings.
Potential occupants include family medicine, dentistry, podiatry, dermatology, a smoothie shop, a pilates studio or any business that offers health and wellness services.
