Townhouse sales spike by 158% in Round Rock, Pflugerville

As overall residential sales decreased by 7.5% in Round Rock and Pflugerville in August, area townhouse sales skyrocketed by 157.7%, according to data released Sept. 17 by the Austin Board of Realtors.

In Round Rock, 14 townhouse sales have closed in the year to date, a 40% year-over-year increase. The city saw a 9% decrease year over year in single-family home sales, as the average price of a single-family dwelling increased by 7.1% to $334,106.

Pflugerville's real estate scene has marked 32 closed townhouse sales in the year to date, marking a 166.7% spike. Single-family home sales dipped by 1.6%, with 729 closed sales this year. The average single-family home value increased by 10.1% to $297,899, per ABoR data.

The city of Hutto has not reported any condominium or townhouse sales in the year to date, and its single-family home sales dipped by 5.6% this year. The average price of a single-family home rose by 6.7% to $251,771, per ABoR data.

“There was a significant jump in townhome sales last month for a couple [of] reasons," 2020 ABoR President Romeo Manzanilla said in a Sept. 17 email to Community Impact Newspaper. "First, more townhomes are being built in Williamson County than in previous years, and second, the median price for townhomes is lower than that of single-family residences, which makes them more affordable."

In the Austin-Round Rock metro area, there have been 4,019 residential sales, a 12.9% year-over-year increase, according to ABoR data. Area homes spent an estimated 42 days on the market in August, a 10-day decrease as compared to August 2019.

In Travis County, residential sales increased by 9.2%, with 2,015 sales, per ABoR data. Similarly, Williamson County residential sales rose by 13.5% to 1,343 sales.
