Hutto's Titan Innovation Business Park announces sale of first building

Titan Development Real Estate Fund I announced the sale of Building 1 at Hutto's Titan Innovation Business Park in an April 16 news release.

St. Clair Commercial Real Estate is the purchaser behind the building, according to its website.

Titan Innovation Business Park broke ground in 2017 and is oriented toward "innovative businesses looking to set up in an economical and convenient locale," per the release. Building 1 of the business park is a 148,720-square-foot space. When fully built out, the park is expected to take up approximately 800,000 square feet.

"Hutto has been a great partner with us as we continue to develop the Innovation Business Park into a center of technology, high quality manufacturing and business," Director of Development Joe Iannacone said in the release. "The demand for space in this park has been astounding.”

St. Clair's listing outlines two "institutional quality industrial buildings": Building 1 has been constructed and partially leased, and Building 2 is under construction. Leasing tenants were not named in St. Clair's listing.

“We are excited to see another industrial disposition,” Titan Partner Kevin Reid said in the release. “This sale was an important part of our strategic goals for the year, moving past the rapid deployment of capital into our extensive pipeline of projects into our first round of sales.”
