Plano’s planning and zoning commission approved a new preliminary site plan for a 360-unit multifamily project in downtown Plano.

City officials approved designs from SPIARS Engineering and Surveying, a Texas-based consulting firm, for a new 360-unit project at the southeast corner of Municipal Avenue and 13th Street, per city documents.
The new site plan shows the development will have space for a five-story parking garage, exterior parking space, courtyards with some shaded areas, a pool, leasing office and clubhouse. Two apartment buildings will be four stories tall and one will be three.
The new apartment complex will be located near the DART Silver Line 12th Street Station, which launched in October 2025.

Plano City Council first approved a mixed-use development with apartments, a restaurant and pickleball courts in October 2023.
The first preliminary site plan from a different consulting firm, Kimley-Horn, was approved by the city’s planning and zoning commission in August 2024. The apartments were initially planned to have 390 units.
The mixed-use development is planned to have a restaurant concept from Austin-based Bouldin Acres, which will include an outdoor game area per previous reporting.
