Pflugerville ISD has identified a site for its teacher housing development.
PfISD Chief Operations Officer Victor Valdez provided an update on the project Oct. 5 during the district's workforce housing Public Facility Corporation board meeting.
The update
Valdez said the facility will be built near the district's upcoming Advanced Pathways for Excellence Center.
The new career and technical education facility is currently being constructed on the northern portion of a district tract of land known as the Andrewartha property. Valdez said the teacher housing project will be built on 40-50 acres of land on the southern end of the property.
The site is located between an existing neighborhood to the west and future development planned to the east.
"It really makes a nice blended area ... a nice place for teachers to live and feel like they're in a residential area," Valdez said. "Development of our complex fits really well there."

Officials are planning for 202 homes at full build out, including:
28 one-bed, one-bathroom apartments at 675 square feet each
66 two-bed, two-bathroom apartments at 1,015 square feet each
108 three-bed, two-and-a-half-bathroom duplexes or townhomes at 1,750 square feet each
The first phase of construction will consist of 128 units.
Estimated costs for the project are not yet available.
Per district documents, this housing mix reflects a November 2023 teacher housing survey showing a 13% demand for one-bedroom homes, a 33% demand for two-bedroom homes and a 54% demand for three-bedroom homes.
Other planned features include an amenity center with a club house, gym and conference room; a pool with cabanas; a dog park; playgrounds and pickleball areas; and nature trails.
Some context
The PfISD board of trustees established the workforce housing PFC last September to support the project.
Chief Financial Officer Jennifer Land said the PFC is a nonprofit organization that is sponsored by the district but acts as a separate entity with the ability to finance, acquire, construct, renovate and repair public facilities.

PfISD's General Counsel Jacob Woolston said district officials will establish formal criteria for the site. This will include determining tenant qualifications, such as employee tenure, and credit and rental history. It will also create process for income verification and financial qualification limits for affordable units.
Looking ahead
With schematic design complete, Valdez said the next steps will include permitting with the city of Austin and Travis County within the next several months.
"Materials and things like that, we can definitely work through, but the key to all of this is laying the structure out so that we can get the infrastructure approved and start moving dirt as quickly as possible," Valdez said.
The PFC board will next meet in January.
