Academy Sports + Outdoors will anchor The Center at Pearland Parkway II, a 108,343-square-foot expansion to the shopping center that opened in fall 2014.
Stream Realty Partners broke ground on the addition March 5 at the northwest intersection of FM 518 and Pearland Parkway.
Ralph Tullier, Stream managing director of retail, said new tenants will be similar to those in The Center at Pearland Parkway, which includes retailers and restaurants, such as Petco, Ross Dress for Less, TJ Maxx and Panera Bread. He described the development as a power center, which is characterized by tenants that specialize in one type of product.

“We’re talking to another series of those same types of tenants that will fit into Phase 2,” Tullier said. “It’s not going to be a big variance from the types of tenants that you typically see in power centers.”
