The Center at Pearland Parkway II inks anchor tenant

Along with the nearly 63,000-square-foot Academy, the first Phase 2 tenants are expected to open in fall, Tullier said.

The Center at Pearland Parkway II will mirror the existing development with restaurants closer to Pearland Parkway in front of retailers. Tullier said a plaza area will include open space and restaurants with patio dining.

“What we’ve seen is that the restaurant activity has started really driving a lot of folks to the center, and it’s created a little bit of synergy,” he said. “All of a sudden people are now coming there because the quality and the number of restaurants that we have, and that’s driving sales in the back. We expect that same concept to carry over into the next portion.”

Although he did not disclose the number of acres, Tullier said Stream owns additional undeveloped land on the site that could be part of a future expansion.

“We do anticipate some additional development out there,” he said. “It’s hard to say what it is right now because [development] is pretty tenant-driven. There could be additional stuff in the future, but we’re not ready to address that yet. It’s just too early.”

No other tenants have been announced, but Stream is working to sign several businesses, Tullier said. He said the success of The Center at Pearland Parkway has even attracted retailers like Academy that have locations nearby in the Baybrook Mall and Hwy. 288 corridors.

“More than anything, the tenants are pleased, [and] their sales are strong,” Tullier said. “I think the initial part of this [center] has really proven that this is a trade area that needs to be served by retailers.”
