Mayfair, a 1,900-acre master-planned community in New Braunfels, will have at least four new parks in the next three years.
The specifics
Southstar Communities Vice President Kristi Robinson said Mayfair will have two new pocket parks that will wrap up construction in 2027. The pocket parks are currently going through the permitting process with the city, with construction expected to begin this later this year.
Pocket parks are “small outdoor spaces tucked into residential neighborhoods designed for gathering and easy access for pedestrians from nearby homes,” Robinson said in an email to Community Impact.
The first pocket park will be located off Breezeway Drive and will be called Ridgeway. Ridgeway Park will have an inclusive playground for all ages. The second pocket park, Paw Park, will be located along Jim Vater Trailway and will have a dog park with separate areas for large and small dogs and shaded areas, Robinson said in the email.

Developers also have plans for a new community park called Prairie Park. Prairie Park will be located near the corner of Promenade Trail and Kohlenberg Road. The park will feature:
Pickleball courts
Basketball courts
Tennis courts
Bocce courts
Playgrounds
Nature trails
A fourth park, called Crescent Park, is also being planned for Midtown Mayfair, the master-planned community's recreation and retail hub. Crescent Park will feature an open area for gatherings and space for live music and other performances. Crescent Park is expected to start construction in late 2027, Robinson said in the email.

Southstar Communities will be investing a total of $18.5 million in park projects for the entire development. The pocket parks, Paw Park, Crescent Park and Prairie Park, will cost about $10.26 million, Southstar Communities Chief Financial Officer BJ Jones said during a Sept. 15 presentation to the New Braunfels Economic Development Corp., or NBEDC.
NBEDC President Shane Hines said there are a lot of great community assets being built in Mayfair.
“Those parks will be a big benefit for that area of town," Hines said.
