Continental Properties proposes 104 single-family rental homes in McKinney

A new proposed community would bring 104 single-family for-lease homes to about 11 acres to the northeast corner of Lake Forest Drive and Collin McKinney Parkway.

The McKinney Planning and Zoning Commission approved a request to rezone this area to allow for multifamily uses and modify the development standards of the project at its June 14 meeting.

Continental 639 Fund LCC submitted the request. In meeting documents, it stated the community would be an upscale, market-rate neighborhood that will feature detached and attached homes in floor plans that range from one bedroom to four bedrooms. The community will also feature a resident clubhouse, a fenced pet playground and shared open space amenities. The clubhouse includes a gathering room, a 24-hour fitness center, a kitchen area, a coffee bar and office space. A pool, sun deck and outdoor grilling area would be located behind the clubhouse, according to meeting documents.

In its letter of intent, Continental stated it was “excited ... to be able to bring an upscale for-lease product to the McKinney market as a quality residential transition option for the area.”

During commissioner comments, the applicant stated units would range from 980 square feet to 1,800 square feet in two stories.

City staff noted they could not support the rezoning request, as the proposed project is in a commercial corner with access to major arterial roadways.

"[Rezoning the area] would prematurely eliminate the commercial potential that this tract may have in the future," staff said.

The majority of the commissioners stated they did not have a problem rezoning the area, as this was a "tricky" area for commercial developments with no no ingress or egress.

The project was approved by commissioners six to one, with commissioner Deanna Kuykendall voting against, saying she supported staff's recommendation to deny the project and keep the area zoned commercial. The request will be sent to the July 21 McKinney City Council meeting with a favorable recommendation.
