McKinney City Council members approved a zoning change in September for nearly 9.8 acres located near the northeast corner of Custer Road and Eldorado Parkway.
After council action, the land will be zoned as a “C2” commercial district, which enables medium-intensity retail or office developments, according to McKinney’s Unified Development Code. Though commercial development was already allowed on the property under a planned development zoning, the request will modernize development regulations, Planning Director Lucas Raley said.
“The Stonebridge [planned development] is notoriously difficult to interpret and apply,” Raley said. “We are always eager as a staff to work with applicants who wish to seek out some of our straight zonings that bring it to our modern standards.”
City staff recommended approval of the request because it is compatible with surrounding properties that are also zoned for commercial development, according to a city document. McKinney’s Planning and Zoning Commission voted unanimously to recommend approval in August.
