The McKinney Planning and Zoning Commission is recommending approval of a specific use permit for a minor vehicle repair shop on Coit Road.

Commission members voted unanimously during a Sept. 22 meeting for the proposed Integrity 1st Car Pros location. The recommendation will be forwarded to McKinney City Council for final consideration on Oct. 20, according to a city document.
If approved, the permit would enable minor vehicle repair uses on nearly 0.8 acres east of Coit Road. Plans include development of a 4,885-square-foot automotive service building, according to a letter of intent.
Tyler Adams, founder of commercial real estate firm Greenlight, who spoke on behalf of the applicant, said the development would fit “really well” within the property, which is already zoned for commercial uses.
“This is a great opportunity for us as far as where we sit,” Adams said.

City staff are recommending approval of the permit and have received zero letters in opposition, city planner Destinee Reynolds said. The property is surrounded by retail and restaurant uses to the north, office uses to the east and multifamily uses to the south, according to a city document.
The applicant has proposed additional landscape buffering along its southern boundary bordering the multifamily development, Reynolds said. There is also an existing masonry screen wall on the southern boundary, she said.

Integrity 1st will service most cars by appointment only, which typically keeps the volume “pretty low,” Adams said. The company provides a “professional alternative to dealership service departments,” the letter of intent states.
“They see about eight to ten cars a day,” he said.
Business hours are proposed to be 7:30 a.m.-6 p.m. Monday through Friday with no weekend service operations, according to the letter of intent. All vehicle repairs will take place indoors, and any vehicles under repair will remain indoors overnight.
Integrity 1st has 12 locations throughout the Dallas-Fort Worth area, according to its website. The company offers a variety of maintenance and minor vehicle repair services.
