McKinney City Council members approved a specific use permit in September for a proposed 7-Eleven gas station coming to the northwest corner of Bloomdale Road and Hardin Boulevard.

Council members unanimously approved the permit during a Sept. 15 meeting. The proposed gas station will be a “new prototype” with an “enhanced facade,” said Brad White, director of real estate for Vaquero Ventures. White spoke on behalf of Vaquero Ventures, the applicant, during the meeting.
“7-Eleven is making a big investment here,” White said. “They intend to make these newer stores look nicer and be a benefit for the community.”

City staff recommended approval of the permit and received no letters of support or opposition to the project, according to a city document. A specific use permit is required for the development since it would be located within 250 feet of a property that’s “entitled” to residential development, Planning Director Lucas Raley said.
The property, located across Hardin Boulevard, could be entitled to commercial or residential development through its current zoning. City staff anticipates commercial uses will be developed at that corner, Raley said.
“To date, there’s been no indication that there will be residential use there,” he said. “We actually have heard the opposite, but because that entitlement is there, we want to do our due diligence and follow the process.”
Vaquero Ventures is proposing construction of a 4,816-square-foot convenience store with six fuel pumps, according to a letter of intent.
