McKinney City Council members will consider annexation and zoning later this month for a potential townhome development north of US 380.
McKinney’s Planning and Zoning Commission unanimously recommended approval of the zoning request for nearly 32 acres during a Sept. 22 meeting.

City staff are recommending approval of the zoning request and received no letters of support or opposition regarding the case.
“Staff believes that the zoning should further the goals established in the comprehensive plan as this area is designated as a suburban living placetype,” City Planner Jake Bennett said.

The applicant is proposing to zone about 27 acres for townhome development and about 5 acres for commercial uses. The commercial zoning will front North Custer Road, according to a city staff presentation.
Anthony Loeffel of Kimley-Horn, an engineering and planning consulting firm, spoke on behalf of the applicant during the meeting. Developers are planning for traditional townhomes that follow development standards in the city’s “TR1.8” zoning ordinance, he said.
The “TR1.8” zoning ordinance accommodates high-density townhome residential development, according to McKinney’s Unified Development Code. The zoning enables a maximum of 24 dwelling units per acre.
The property is surrounded by undeveloped land on all sides except for the north, which features a commercial development located within McKinney’s extraterritorial jurisdiction.
