Development firm VanTrust Real Estate is breaking ground on a new industrial park in McKinney that could include 762,000 square feet of space.

Officials and community leaders held a groundbreaking ceremony in August for 121 Commerce Park's first phase, which will include more than 512,000 square feet of Class A industrial space across two buildings, according to a company news release.
Both buildings can accommodate single- or multi-tenant configurations. VanTrust officials expect the project’s first phase to finish construction in the second quarter of 2027, according to the news release.

VanTrust will extend a portion of Collin McKinney Parkway to improve traffic flow and construct a new trail connection to the city’s Cottonwood Creek Trail.
JLL Properties will handle leasing space for the 121 Commerce Park. Evans General Contractors, GSR Andrade Architects and Kimley-Horn are also supporting development.
VanTrust officials are also planning construction of an additional 250,000 square feet of space as part of the project’s second phase. The additional space will be located at the northeast corner of Tina Drive and SH 121.

Max Mueller, senior director of development at VanTrust, said in a statement that they were excited to bring the project to McKinney.
“This project delivers the kind of flexible industrial space businesses are looking for while also investing in the community through improvements like the Collin McKinney Parkway extension and a new bike trail connection to the Cottonwood Creek Trail,” Mueller said.
