Planning is underway to expand an existing one-story office building at 225 E. Virginia St. in downtown McKinney.

McKinney’s Planning and Zoning Commission approved a site plan for the project during a March 24 meeting. The applicant is proposing to add an additional 13,181 square feet of office space to the existing building, according to a proposed site plan. The addition will be one story ranging between 18-20 feet in height.
The commission’s approval was required since the applicant requested several design exceptions, City Planner Kyara Robinson said.
“The exceptions are generally [for] building form, facade composition and transparency standards,” she said. “All design exceptions support efforts to extend the current office use and rehabilitate the building.”
City staff recommended approval of the site plan with the requested design exceptions, according to a city document.

John Tedesco, a civil engineer with Kimley-Horn, said company officials were planning to relocate its McKinney office to the building after it's been expanded. Kimley-Horn’s McKinney office is currently located at 260 Davis St.
“This would be for our office to relocate over here,” Tedesco said.
Plans for the project include demolition of the parking lot on the block's west side and utilizing that space to add onto the existing building, according to a letter of intent. The parking lot is a private lot that's not open to the public, according to signs posted onsite. The existing building on-site currently measures 16,095 square feet and is one story tall, according to the site plan.
“We’re very eager to be a block closer to the square [and] continue to be here in downtown McKinney,” Tedesco said.
