Craig International has sold District 121’s retail component, which includes multiple restaurants and businesses among its tenants.
In a nutshell
The sale was announced in October and the transaction was closed Sept. 22, according to a news release. The buyer and purchase price were not disclosed. The property was 100% leased at the time of the sale.
District 121, which opened in 2023, includes Mi Cocina, Bob’s Steak and Chop House, Pie Tap, Broken Yolk and The Common Table among its tenants. The development's retail component is made up of two buildings totaling 36,723 square feet, according to the news release.
The overall development is more than 17 acres and includes an office building and a parking garage. The retail component makes up a little more than 3.70 acres, according to Collin County land records.
David Craig, chairman and CEO of Craig International, said the company’s vision for District 121 “was to build on what we started at Craig Ranch” while giving people a “unique place to come together.” The restaurants, patios and the development’s central common area “were all part of that plan,” he said.
“I’m proud of what we built and the businesses we brought in,” Craig said in a statement. “Reaching 100% leased as we completed the sale is a meaningful milestone and reflects the strength of our tenants and the continued growth of this area.”
One more thing
Tim Axilrod, an Investment Sales division partner with Shop Companies, marketed the property and brokered the sale, according to the news release.
“We went from contract to closing in 62 days,” Axilrod said in a statement. “The buyer saw the value in the location, the established restaurant brands and the residential and office growth surrounding the property. Both sides stayed engaged throughout the process, which helped us resolve questions quickly and get the deal done.”
Also of note
The transaction follows the recent sale of the adjacent office building located at the corner of Alma Road and SH 121. The eight-story office building was sold by Kaizen Development Partners to Eckard Enterprises in October 2025, according to Collin County land records.
Craig International also announced a $200 million mixed-use project in McKinney called Rowlett Station earlier this year. The project aims to redevelop the former Globe Life headquarters campus into a mix of office, retail and multifamily residential units.
