Northline developers introduce new partner; discuss changes to agreement with Leander

The background

Envisioned as Leander's new downtown district, Northline will be a walkable hub with retail, office, health care, public space and residential offerings. Some of the development’s multifamily and townhome portions already have residents.

Horizontal construction—building infrastructures and groundwork—on the mixed-use center began in 2020, while vertical construction kicked off in 2022.

During the workshop, Tynberg also presented some proposed changes to the 2018 development agreement. A few of the proposals included:

• Requesting additional time to meet the commercial square footage requirements
• Adding acreage to the Endeavor retail portion
• Transferring property tax reimbursements from Northline’s Phase 1 allocation to cover infrastructure-related costs that could affect the Endeavor development

Tynberg said more projects are in the pipeline for Northline including medical offices and senior living opportunities to be developed by Ryan Companies US, Inc. and a hotel with a convention center.

While Council did not vote on anything during the workshop, a few members showed support of the proposed changes to the Northline development agreement. Officials said Tynberg and his team will continue to meet with city staff biweekly.
