Manvel’s Planning, Development and Zoning Commission voted to recommend approval of The Presidio, a nearly 393-acre proposed mixed-use development, to City Council at its May 26 meeting.
The project is located east of SH 288 along Hwy. 6 and south of Del Bello Lakes, and includes plans for a Target retail center and a potential MD Anderson cancer treatment center.

The development includes retail, medical, commercial and single-family residential uses, along with proposed collector roads from SH 288 and a future major thoroughfare connecting Hwy. 6 up to Del Bello Lakes, according to city documents.
Steve Williamson, senior vice president at Transwestern, the development firm behind the project, said at the meeting that Target has signed an agreement to locate within the development, while MD Anderson is evaluating plans for a proposed 50-acre cancer treatment center.
According to the proposal, the land use includes approximately:
- 200 acres for commercial use
- 58 acres for residential use
- 22% of the site for open space
- 5 acres reserved for a Manvel civic site
The residential section is planned as traditional single-family housing with 50- and 60-foot lots, according to city documents.

The Planning, Development and Zoning Commission voted to recommend the proposal to Manvel City Council for consideration at its June 15 meeting.
