Pearland’s Tax Increment Reinvestment Zone No. 2, or TIRZ, located near Shadow Creek Ranch, will undergo $34 million improvements, including land acquisition, parkland dedication and road improvements.

The move follows Pearland City Council’s unanimous vote to amend the TIRZ financing plan to fund the projects at its Nov. 17 meeting.

The details

The amendment will allocate $34 million toward TIRZ projects, including:
  • Acquisition of 50 acres of land
  • Parkland rededication
  • Sportsplex expansion and trail improvements
  • Replacement of Clear Creek bridge at Kingsley Drive
  • Broadway Street expansions
The 4,000-acre TIRZ was created in 1998 to unify development activities toward a master-planned approach for the creation of Shadow Creek Ranch, according to previous Community Impact reporting.



Looking ahead

According to city documents, the projects will have the following timeline:
  • Land acquisition by December 2026
  • Trail improvements by July 2027
  • Parks design, improvements and bridge replacement by September 2028
