The presentation is part of Future Manvel—a year-long, community-led initiative to plan the city’s future.
The overview
While the presentation has not yet been released, the comprehensive and major thoroughfare plan, along with the 2045 strategic plan passed in February, aims to guide the city’s growth and define community goals for land use, zoning and transportation, according to the city’s website.
In the past decade, Manvel’s population has grown by nearly 140%.How we got here
The Future Manvel initiative was broken up into two phases: Manvel Today and Future Manvel.
The Manvel Today phase ran through June 2024 and included public workshops, a city-wide public forum, focus groups and a citizen survey for residents to express their concerns and desires for the city.
Residents' concerns on the survey, according to city documents, included some of the following:
- Fast growth leading to overcrowding, increased traffic and the potential loss of the small-town or countryside feel that initially attracted them to the area
- The city’s ability to keep pace with growth from an infrastructure standpoint, noting issues such as insufficient public works staff, increasing road congestion, poor drainage and flooding risk and the need for better roads and public safety services
- High property taxes and the rising cost of living

While no action on the plan will be taken, City Council will review and discuss the presentation at the meeting.
The presentation will be held during City Council’s workshop at 5 p.m. Oct. 6 at 20031 Hwy. 6, Manvel.
