Managed by Brookfield Properties, Deerbrook Mall celebrated its 40th anniversary in July. According to mall officials, the shopping destination officially opened to the public on July 18, 1984, which was proclaimed "Deerbrook Mall Day" by former Humble mayor Haden E. McKay.

Deerbrook Mall has since expanded with a variety of business additions including major anchors such as AMC Theaters in 1996, JCPenney in 1997 and Dick's Sporting Goods in 2016. Most recently, the mall welcomed new tenants including Los Cavazos, Tilly’s and Box Lunch, growing its offerings to more than 130 stores.

Over the past 40 years, Deerbrook Mall has also collaborated with nonprofits such as Humble Area Assistance Ministries to give back to the local community, mall officials said. Deerbrook Mall is also the second mall to host the BEAR Heart Gallery, and regularly hosts "Coffee with a Cop" at the Macy's Starbucks in partnership with the Humble Police Department.
