The median price of homes sold was up in four of five local ZIP codes covering the Heights, River Oaks and Montrose areas when comparing data from March 2024 to March 2023.

The 77019 ZIP code was the only one to see a drop in median price when comparing the two months, falling from more than $1.1 million last March to just under $1 million this year. Data was provided to Community Impact by Victoria Hawes Devenney with Jamestown Estate Homes.
As median prices rose, the total number of homes sold was also down in four of five local ZIP codes. The 77098 ZIP code, where only five homes were sold in March 2024, was the only one to see an increase.
Trends in the average number of days a home spends on the market varied across the five ZIP codes when comparing data from March 2024 with March 2023. The 77019 ZIP code, which covers parts of River Oaks and Montrose, saw the highest average days among the five ZIP codes in both years.
No homes were sold in any of the five ZIP codes for less than $250,000 in March. The 161 homes sold that month were distributed across different price points, with 39 homes selling for more than $1 million.

Of the 148 homes sold in the five ZIP codes in February, around 30% were sold for more than $750,000. In March, around 46% of homes were sold for more than $750,000.
