More residents are planting roots in Cypress as people from other regions of Harris County and Texas are moving to rapidly-developing neighborhoods near the Grand Parkway, recently released federal data shows.
About the data
The U.S. Census Bureau released new five-year data for 2024 on Jan. 29 as part of its American Communities Survey, or ACS, which estimates population changes across the country between 2020-2024.
ACS results provide a snapshot of more than 40 categories of statistics to explain how local communities have shifted in the past five years, highlighting trends in income, housing, education, demographics and health, according to the bureau's website.
This data compares with the 2019 ACS survey results, which analyzed communities across the nation between 2015-2019.
The big picture
Seven ZIP codes make up Community Impact's coverage in the Cy-Fair and Cypress areas:

- 77070
- 77064

Community Impact also filtered for local trends in the ACS data using Cy-Fair ISD's boundaries, which also includes portions of 77449, 77084 and 77041, according to the district's map.
The Cypress population grew notably in 77433 as master-planned communities near the Grand Parkway, including Bridgeland and Elyson, have added thousands of new homes to the western region. In comparison, ZIP codes east of Hwy. 6 saw less residential growth, with 77095 as the only ZIP code to have declined since 2019, the data shows.
Diving in deeper
An analysis of racial demographics within Cy-Fair ISD's boundaries shows increased diversity within the community compared to the 2019 estimates, with a significantly larger percentage of residents identifying as two or more races.
Local educational attainment remained steady over the past five years, with a slight bump in the percentage of residents age 25 and older who have completed a bachelor's degree or higher, the ACS data shows.
Median household income also increased slightly across most ZIP codes, with a notable spike in 77433 of more than $30,000 since 2019. However, the 77095 area remained relatively flat.
While median household incomes increased overall, the percentage of residents without health insurance also increased in each ZIP code since 2019, aside from 77065. Several ZIP codes also have a larger percentage of residents living below the poverty level, the survey found.
