See what Cy-Fair's master-planned community developers have planned for 2022.

Dunham Pointe


The first residents of Dunham Pointe, a new master-planned community just south of Hwy. 290 in Cypress, are expected to move in early this spring. Newmark Homes, Coventry Homes, David Weekley Homes, Toll Brothers and Tri Pointe Homes have purchased 199 homesites in the community, according to a news release.

Homes will range in price from the $300,000s to the $800,000s, and model homes from each builder are slated to open early this spring as well.


Dunham Pointe will have approximately 1,000 single-family homes at build-out along with three Cy-Fair ISD schools and a fire station. Additionally, 300 acres have been set aside for the development of restaurants, retail, office, medical and multifamily housing.

An amenity center, which will feature a family pool with cabanas, an adult lap pool, a splash pad and a fitness center, is expected to break ground in early 2022.

Bridgeland


The Howard Hughes Corp. concluded 2021 with about 700 home sales in Bridgeland, the largest master-planned community in Cypress. Regional President Heath Melton said nearly all 3,433 lots have been delivered to builders in Parkland Village—the second village in Bridgeland.

Development is picking up in Prairieland Village west of the Grand Parkway, where more than 150 homes have already been sold. Model home construction should begin soon, and a grand opening is planned for the spring, Melton said.

Additionally, the developer’s first single-family build-to-rent community is slated for groundbreaking over the summer in this village.


The first lots of the fourth village, Creekland Village, will be delivered in the second half of 2022, Melton said. Bridgeland’s second multifamily project, known as The Starling, is set to open in the second half of 2022 as the first element of Bridgeland Central, a 900-acre town center expected to develop over several years.

Towne Lake


Caldwell Cos. continues to build out the Towne Lake neighborhood in Cypress, including a new age-restricted multifamily project for residents age 55 and older. Construction on Cadence Creek at Towne Lake commenced in December, according to Multifamily Development Manager Trey Villagran.

The active adult community will have 237 units, including both conventional apartments and some single-story cottage homes slated to open in late 2022 at the corner of Greenhouse and Cypress North Houston roads.


“What we found is a lot of the demographic ends up being an older single senior ... that is just kind of getting out of their long-term single-family home, and sometimes that is a tough transition,” Villagran said. “But what we love about that is that we’re able to really promote community.”

Community amenities include an arts and crafts room, dining areas, a resort-style pool and a dog park.

Marvida, Cypress Green


Officials with Land Tejas have launched Marvida, an 856-acre master-planned community north of FM 529 and east of the Grand Parkway. One model home is now open, and nearly 20 additional model homes are slated to open in 2022, officials said.

Marvida will ultimately have about 2,500 homes, and its first homeowners are expected to move in this year. Construction will also start on the Island Amenity Village this year.

Just northwest of the Grand Parkway in Hockley, Land Tejas is also developing a new community called Cypress Green. The first lots are slated to be delivered to homebuilders in the first quarter of 2022, followed by model home openings and home sales.

Cypress Green will be about 646 acres with 2,300 homes at build-out.

“We are very excited to continue growing our portfolio of outstanding master-planned communities in the Greater Houston area with the addition of Cypress Green,” Chief Operating Officer James Henrie said.
