The median price of home within the Dallas-Fort Worth-Arlington metropolitan statistical area, which includes Grapevine, Colleyville and Southlake declined year over year in the first quarter of 2026.
The number of closed sales also declined, according to data from the Texas Quarterly Housing Report, while the number of active listings increased within the quarter. Data in the report comes from the Texas Association of Realtors and local realtor partners.

The average median sales price for a home in the area during the first quarter of 2026 was $380,000, a 2.8% decrease from the $392,000 median price in the first quarter of 2025. Statewide, the median price was also lower year over year for the quarter for the first time in a decade, per the report.
