Colleyville considers new 10-lot subdivision buildout off John McCain Road

Colleyville City Council held its first reading and public hearing for plans on building a 10-lot subdivision, which would be located southeast of the intersection of Bandit Trail and John McCain Road May 6.

The overview

The neighborhood would consist of 11.81 acres built around a cul-de-sac with a singular access point from John McCain Road.

The subdivision is called Holt Farms and would have upscale, custom-built houses developed by Calais Custom Homes starting at $2.5 million, according to the statement of planning objectives submitted by Calais Custom Homes and the land planner, The Sage Group.

No motion was passed and Colleyville City Council will look at the item again May 13.

The details

There are two homes currently on the property, which will be removed for the new development.

Drainage will be deposited to the east of the property in between lots five and six into the 100-year floodplain, which is land that is covered in water during a flooding event with a 1% chance of being equaled or exceeded every year.

The applicant, Curtis Young, addressed concerns April 14 about flooding occurring in the Monticello neighborhood, which is adjacent to the proposed development.

The Sage Group solicited bids for a contractor to help fix the drainage problems in Monticello, he added.

The discussion

Though Young addressed the drainage issues after talking with Monticello residents, some nearby residents voiced their concerns at the May 6 public hearing.

"The developer has done some work to recommend the size lots that are appropriate and made some adjustments to where the drainage goes, but it all goes to the same spot in the little creek that's already overwhelmed," John McCain Road resident Brent Neff said. "My concern is that I'll be impacted by it. The value of my property will be impacted by it, and there's nothing I can do."

The city also received four notices in favor of the proposal from residents.

“In general, I think it’s a great development and great addition to our neighborhood,” Monticello resident Eddie Eckart said.
