A new single-family neighborhood, which sits on 20.97 acres, could bring 34 residences to Southlake.
Council members approved the first reading of a zoning change and development plan for the 34-home neighborhood, called Bear Hollow, during the Aug. 4 meeting. The requests were approved by a 6-1 vote with council member Eric Wang voting against approval.

The neighborhood will include 34 single-family residences, which is a decrease from the 36 originally proposed in May. The average residential lot area in the development is 13,999 square feet, according to city documents.
“[Compared to] our neighbors across the street, our lots are a little bigger than their smaller lots, and bigger on average,” said Jody Boyd, a manager with BridgeRock Developments, the site’s developer. “We think it fits well within the neighborhood.”
Boyd said other changes to the plan include increasing the side yard setback to at least 10 feet and adding more open space. The total open space proposed for the site is 7.33 acres, per city documents.
Additionally, the developer added two detention ponds to the proposed site. Boyd said it should improve the overall drainage for the site.
Looking ahead
The development is expected to come back for the second reading at the Aug. 18 meeting.
