Gearbox had originally intended to lease the top two floors of the building but has since added about another 100 employees and decided to lease a third floor, Bowman said.

That leaves one floor of office space, plus the bottom floor of the building, which is retail and restaurant space, still to be leased.

ZuZu, a restaurant serving fast-casual Mexican food, is the first official tenant to lease on the bottom floor of the building.

Restaurant owner Mohamad Farokhnia said he is hoping ZuZu will open along with the office portion of the building.

Leasing for other retail and restaurant businesses is in the works.

“We are in lease negotiations with several other restaurants and bars,” Bowman said.

The bottom floor of the parking garage also includes 16,300 square feet of retail space, and developers are eying either a fitness studio or a dance studio to fill it, Bowman said.

The other major construction project, the Ablon @ Frisco Square, a 275-unit apartment complex, is on schedule to be complete sometime in December, said Jennifer Smart, marketing communications director for PegasusAblon.

The apartments feature one- and two-bedroom units designed for maximum efficiency and include granite countertops and hardwood flooring.

Tenants will also have access to a clubhouse and fitness center as well as a resort-style pool.
