Argyle Town Council tabled the zoning change that would allow for a commercial development on 141 acres known as the Heath Tract, which is located on the northeast corner of I-35W and FM 407, at the March 23 meeting.
“[Town staff] had a request from the applicant to table [the item] so that we can continue to work together and get all the kinks polished,” Town Manager Mike Sims said.
The overview
If approved, the zoning change would allow the development of a warehouse grocery store, such as Sam’s Club, Costco or BJ’s, Sims said.
The development could also have full-service hotels and retail spaces, including minor motor vehicle repair shops, convenience stores with gas sale, self-service car washes, medical and urgent care clinics, restaurants with a drive-thru, and office buildings.
There would also be 36 acres of hike and bike trails, which could be extended to the corner of Sam Davis Road and I-35W at a future date, Sims said.
In addition, traffic calming measures would be implemented, including a roundabout that would keep traffic out of the residential neighborhood along Sam Davis Road. Road connections from the Argyle ISD schools will also limit some of the traffic on FM 407 by allowing school traffic to drive through the development to the planned frontage roads along I-35W.
The background
The Argyle Planning and Zoning Commission approved the zoning change with several requests at the March 4 meeting, including requiring that the full-service hotels be upscale with room service, a full-service restaurant, three meals offered with menus and no less than 5,000 square feet of meeting space, Community Impact previously reported.
Viren Patel, a hotel developer from Zeal Hotels Group, spoke at the planning and zoning meeting and suggested that the town permit a mid-upscale hotel, such as a Residence Inn, Home 2 Suites or Hampton Inn, because he believed those kinds of hotels would do well in Argyle. The planning and zoning commission approved a motion that required a higher standard hotel than Patel suggested.

The development will be discussed again at the April 20 regular council meeting.
