Final residential subdivision in Canyon Falls heads to Flower Mound council

Canyon Falls Village 3 is expected to be developed in a single phase, per town documents.

The plan includes:

• 65 single-family residential lots
• Six open space lots
• Two lots reserved for a future town property and a commercial site

The site plan also includes two exceptions requests: one for some construction activities in a nearby floodplain; and another to impact areas with slopes between 5% and 12%, and those with slopes greater than 12%, Barnes said. The impact requests are projected to affect 2.23 acres with a slope between 5% and 12% and 0.06 acres of land with a slope greater than 12%, respectively.

Additionally, the parks board recommended approval of town officials accepting $94,384 in park development fees and a little over $324,020 in lieu of a parkland dedication, Barnes said.

The site plan is expected to be considered by council during the Jan. 20 meeting.
