The Reserve at McCasland Farm, a proposed 50-acre single-family development north of Prosper Trail near Legacy Drive, is moving forward in Prosper.
The Prosper Planning and Zoning Commission voted 6-0 in favor of a request to rezone the property from agricultural to a planned development for single-family residences at a Jan. 20 meeting.
The details
The development will include approximately 96 houses, according to the proposal submitted by M&A Development Services.
The property is bisected by a small creek, senior project manager John McKenzie said. Designs for the development will leave open space around the creek to allow for amenities like a playground and a fishing pier.
According to Prosper’s zoning ordinance, the development must include at least three of the following amenities:
- Fitness station
- Pickleball court
- Fishing pier
- Playground
- Shade structure with seating
- Dog park
- Bike pump/repair station
- Grill and picnic area
The backstory
Town staff originally opposed the rezoning because the proposed lot sizes were too small, according to town documents.
Prosper’s Future Land Use Plan recommends the land be used for single-family homes with lots from 12,500-20,000 square feet, and the original proposal for the development showed lot sizes from 11,500-12,500 square feet.
McKenzie said the developers worked with town staff to update the project before it was reviewed by the commission.
“Staff has been patient with us and given us some guidance,” he said.
The commission voted in favor of the updated plan, which uses a minimum lot size of 12,500 consistent with the town’s medium-density residential standards.
Next steps
Following the commission’s recommendation of approval, Prosper Town Council will consider the rezoning request at its Feb. 10 meeting.
