The Mix, a $3 billion mixed-use development in Frisco, has been under construction for over a year.
Tim Campbell, head of development for The Mix, said construction crews have made progress on infrastructure, retail buildings and residential space, and plans for office buildings and an underground parking garage are in the works. Retail tenants could even start interior work later this summer.
“This will be a place for everyone,” Campbell said. “Dining, entertainment and shopping all set in a vibrant, walkable community.”
What’s happening
Construction crews broke ground on Phase 1 of The Mix in January 2025, starting with infrastructure like roads and utilities.
Phase 1 spans the north 28 acres of the development along Lebanon Road and the Dallas North Tollway and includes 635 residential units, 115,000 square feet of office space and over 100,000 feet of retail, including Frisco’s first Whole Foods.
Campbell said construction on a six-story parking garage for residential use will wrap up next month, and construction on the office and its accompanying freestanding parking garage will start in the next two months.
Whole Foods and the rest of the Phase 1 retail buildings will be ready for tenants to start interior work this summer, and the office should be ready for interior work by the summer of 2027, Campbell said.
The residential portion of Phase 1 will transition to interior buildout starting in 2027, and exterior construction is expected to be complete by the end of 2028.
Construction on the project will be divided into three or four phases, Campbell said.
According to the development’s website, when construction on all phases is complete, The Mix will include:
- 2,000,000 square feet of office space
- 375,000 square feet of retail and dining
- 3,299 residential units
The historyThe land was originally slated for a different development called Wade Park.
That project broke ground in 2014 but ultimately failed when the developer, Thomas Land & Development, filed for bankruptcy in 2017, according to previous reporting.
When plans for Wade Park fell through, the developer left behind a pit that was dug out to accommodate an underground parking garage, which became known to many Frisco residents as “the hole on the toll.”
Development plans for The Mix were first approved by Frisco City Council in 2023, and a $113 million incentive agreement was approved in 2024, per previous reporting.
Looking ahead
The design process is underway for Phase 2, which includes finishing the hole’s intended underground parking garage with over 3,000 spaces.
Before design work began, 50 million gallons of water had to be pumped out of the hole, which Campbell said was done at the end of last year.
Now that the hole has been drained, developers are working with engineers to see what structural remediation needs to be done before construction can begin on the parking garage.
The retaining walls are still intact, but Campbell said his team will need to “basically redo the foundation.”
Once the design stage is complete, Campbell said the parking garage is on track to be done by 2033, according to the development’s agreement with the city of Frisco.
“That’s going to be a huge benefit to the development in the end because putting all those cars underground is going to allow for more space on the streetscapes, more open space, and make a true walkable community,” he said.
What else?
Phase 2 also includes a 9-acre central park, 150,000 square feet of retail, at least 500,000 square feet of office space and additional residential units.
Campbell said construction on Phase 1 and Phase 2 can happen at the same time once the designs for the Phase 2 buildings are complete.
“We’re looking ahead towards the design of [Phase 2] now, and we’d like to get that launched as soon as we can,” he said.
