A development that includes over 100,000 square feet of office and flex space is coming soon to Allen.
Real estate development firm Gillett Commercial purchased 6.64 acres of land located along US 75 from the Allen Economic Development Corp. for a 109,000-square-foot project named Allen Place, according to a June 8 news release.
The specifics
The project is expected to break ground this year and construction is expected to be completed in fall 2027, the release states. Allen Place will be located along US 75, between McDermott Drive and Bethany Drive. The office and flex space will be available for sale and for lease, per the release.
Gillett Commercial will partner with real estate advisory firm Citadel Partners to develop the project, the release states.
“The city of Allen is focused on attracting technology companies,” Allen EDC President Dan Bowman said in the release. “We had been holding this last piece of land for the right Class-AA light, industrial flex project and are pleased to activate the site with a quality owner like Gillett Commercial.”
Diving deeper
McKinney-based Gillett Commercial has developed several projects in the Allen area. The company recently completed The Asher, a business center located in downtown Allen, that houses businesses such as Regus, True Haven Therapy and more.
The developer also created Allen Exchange, a three-building, 71,920-square-foot flex development at the northeast corner of Exchange Parkway and US 75, the release states.
A pharmaceutical manufacturer purchased one of the buildings within the Allen Exchange project, and that company will bring over 100 jobs and $50 million in capital investment, Citadel Partners Market Principal Katherine Jessen Pool said in the release.
What they’re saying
The project will have “elevated architectural finishes,” Pool said.
“While still in the planning process, the building will be designed to serve the evolving needs of innovation-driven users,” Pool said in the release. “With six dock-high doors and two grade-level loading doors, the building will be suitable for office, life sciences, technology, research and development, and high-finish manufacturing.”
Allen Place will be Gillett Commercial’s most ambitious project in Allen so far, Gillett Commercial founder Bucky Gillett said.
“Allen checks every box for companies both big and small, searching for their next location,” Gillett said in the release. “Working with the city's planning staff and the Allen Economic Development Corp. has been and continues to be a seamless process. Our entire development team of Raymond Construction, Meinhardt Architects, Weaver Engineering, Valliance Bank, and Citadel Partners brings over 50 years of combined experience, ensuring we deliver the building we envision.”
