Ground breaks on distribution center at Hwy. 290 and Beltway 8 in northwest Houston

Ground broke March 25 on a new 115,000-square-foot Class A distribution center near the intersection of Beltway 8 and Hwy. 290 in the northwest Houston area.

The West Gulf Bank Distribution Center will be located within the Brookhollow West Business Park at 9700 W. Gulf Bank Road, according to a press release from Transwestern, the real estate services firm developing the project with Molto Properties.

Upon completion in September, the building will be occupied by Armstrong Relocation, a moving services and logistics company that has already purchased the land and building, according to the release.

"We look forward to working with Armstrong Relocation to deliver a best-in-class facility to meet its specific needs,” said Chad Parrish, vice president of Molto Properties, in a statement. “The infill location at the intersection of Beltway 8 and Hwy. 290, situated in the highly sought-after Northwest [Houston] submarket, provides Armstrong with superior access to Houston’s major transportation arteries."

The development will accommodate 97 car parking spaces, 24 trailer parking spaces, 28 loading docks, and two drive-in doors and ramps, according to the release.

The project is breaking ground as the northwest Houston area continues to see strong industrial activity. Roughly 8.5 million square feet of new industrial space opened in the fourth quarter of 2020 in the Greater Houston area, including 2.4 million square feet across northwest Houston submarkets, according to Colliers International.

A total of seven industrial projects were under construction in the Cy-Fair area as of March 23, according to an analysis of local market data by Caldwell Companies supplied to Community Impact Newspaper.
