Montgomery ISD single-family home sales up year over year, report says

Home starts mean homes under construction, while home closings refer to homes sold, MISD Chief of Staff Justin Marino said via a June 18 email.

In 2025, the number of homes under construction and sold both reached the second-highest points since at least 2020—the earliest year included in the report—according to Zonda.

According to the report, the elementary zones with the highest annual single-family home activity in 2025 are:

• The Montgomery Elementary zone—which is located in the southwest portion of the district—with 187 annual homes under construction
• The Creekside Elementary zone—which is located in the central portion of the district—with 197 annual homes sold

Overall, there are about 385 single-family homes currently under construction between 35 subdivisions within MISD’s boundaries, according to the report. Groundwork has begun on 2,300 home lots within 14 neighborhoods.

Meanwhile, there are 17 potential subdivisions that could break ground within the district’s boundaries in the future, according to the report. These subdivisions could add 11,350 home lots.

Single-family subdivisions with active projects are distributed throughout the central and southern portions of MISD, while the neighborhoods with future projects are located centrally, according to the report.
