Cedar Park City Council will consider an agenda item at its July 23 meeting that would pave the way for a potential residential development on an 18-acre plot of land in the northeast corner of the city.
A closer look
The landowner, Three Creeks Development, is asking City Council to approve an amendment petition to the city’s Future Land Use Plan, which guides long-term planning and development in the city. If approved, the property would change from its intended use as local office, retail or commercial to low-density residential, city documents state.
The developer aims to build a planned development of 68 homes on the site, which is located mostly within the city limits and extends partly into the city’s extraterritorial jurisdiction northwest of the intersection of New Hope Drive and Ronald Reagan Boulevard.
What’s next
If City Council votes to accept the amendment petition, it would not guarantee a change in the Future Land Use Plan, city documents state. If approved, the developer would have to take the petition to the Planning and Zoning Commission, which would then make a recommendation to City Council, and City Council would vote to approve or deny the amendment.
If the project makes it through those steps, the developer would still need to secure approval of additional steps, including zoning changes and site development plans, before breaking ground.

City Council has considered developments on the same property in the past. Most recently, City Council voted to allow a similar Future Land Use Plan amendment petition in December 2023, but the developer did not pursue that amendment with the Planning and Zoning Commission, and the petition acceptance expired, city documents state.
