Cedar Park, Leander home sales slow in September

The number of home sales declined in Cedar Park and Leander in September compared to September 2020 sales, according to an Oct. 18 Austin Board of Realtors report.

Average home prices increased 29% in Cedar Park and 34% in Leander this September compared to September 2020 home prices.

In Cedar Park, 101 homes were sold in August—a 5% decrease from 2020. The average home price was $518,489, which is a 29% increase from September 2020 but down from $548,491 in August 2021. There were 0.7 months of inventory and 66 active listings in Cedar Park, according to the September data report.

September sales in Leander decreased 43% from 2020 with 100 closed sales, but the average price reached $503,497—a 34% year-over-year increase. There were 0.5 months of inventory and 59 active listings, according to the report.

Cedar Park homes, including single-family homes, townhomes and condos, spent an average of 12 days on the market in September. Leander homes spent 16 days on the market.

Home sales decreased 5.1% across the Austin metro area in September year over year. However, the median sales price rose 28.5% year over year to $450,000, which is a September record, according to ABoR.

“The Austin housing market remains strong and competitive,” ABoR President Susan Horton said in an Oct. 18 release. “However, more homes are beginning to hit the market evidenced by the increase in new listings in September, which is creating a greater number of opportunities for buyers. While this is a positive step forward, there is a long way to go for this to be a balanced market."
