Retail commercial uses are now anticipated at a 9.56-acre property on South Bell Boulevard, following Cedar Park City Council’s unanimous approval of a rezoning request.
What happened?
Halona Development requested to rezone the property from planned development-general business to only general business at the Dec. 14 council meeting.
When a site is zoned as planned development-general business, a developer is not allowed build anything on the property without council's approval, council member Mel Kirkland said.
A general business zoning opens the door for multiple commercial uses. Kirkland said, however, car wash, daycare and hotel uses would need to be approved on condition.
With the now approved general business zoning, the developer is proposing a commercial complex with uses such as restaurants, gyms, professional and medical offices and retail stores.

Due to the site being located along South Bell Boulevard, the developer is required to add a bike path, bike rack and sidewalk along the front of the property.
“There’s an opportunity for people to actually come from the trails, from the park to get to there and spend money without having to drive,” council member Kevin Harris said.
A construction timeline for the development was not available.
