Retail development coming soon at border of Kemah, League City

Gupt said the retail at the center will be broken down into three areas, which are:

• A space at the front of the center facing League City Parkway for a quick-service restaurant with a drive-thru
• A space for another larger business, such as a restaurant or a bank
• A number of smaller spaces set behind those buildings made up potentially of boutique shops

Gupt said his company bought the land in November and in the time since, has spoken with residents and city officials to determine what the best businesses for the site are.

In speaking with residents, which have included those in the Mar Bella subdivision, Gupt said they are looking for entertainment, restaurants and hospitality.

“They’re looking for that vibe where they can walk out, have a glass of wine, have a short, pleasant walk and boutique shopping experience,” he said.

While not disclosed at the moment, Gupt said he has been in talks with several national brands to take over a number of spots set to be available at the center.

Gupt said he plans on the center to be one built to suit the new tenants. This means his company will sign the tenants and then build out to their specs and needs.

As a result, he said it’s hard to know if he’ll have to go to League City City Council for any variations but said he doesn’t foresee that being a major issue.

Looking ahead

Gupt said he plans on the development to come in phases. He expects the center to be 100% occupied within three years.

Currently, the project is in the permitting phase, Gupt said. Once the project clears that, it should break ground in either the first or second quarter of 2025.

“I think we’ll see fantastic support [from residents],” Gupt said. “We’re building something classy. We’re building something that will bring in high quality businesses. It will add to the property values of not just Mar Bella but league city as a whole.”
