Downtown Austin-based commercial development firm Development 2000 is actively seeking tenants for its new office building in Southwest Austin. John Bundy, Development 2000 principal, said the nearly 30,000-square-foot building, known as Southwest Crossing, will be able to accommodate various types of businesses, however, they are gearing most of their recruitment toward medical companies. “With the announcement of [Baylor] Scott & White coming down here as well, that was huge for us,” Bundy said. Southwest Crossing Rendering Development 2000's Southwest Crossing is expected to be completed in the fall.[/caption] The first floor is already to leased to three businesses– Performance Therapy Group, a sports medicine therapy company; POREspective, a dermatology and acne control clinic; and Austex Pediatrics, Bundy said. Development 2000 will occupy the second floor, leaving about 4,000 square feet available for lease in the four-story building. The remaining space includes 7,651 square feet on the third floor and 4,302 square feet on the fourth floor. The design allows for divisible offices and Bundy said they will work with any business that is interested in tenant improvement. “This really is a class-A office building,” Bundy said. “We didn’t cut any corners. The architects did a really great job with it all.” The company has worked on the project with Sixth River Architects for the last few years and began construction last November. The new development will sit at the northwest corner of Hwy. 290 and Mopac, adjacent to the Extended Stay America Hotel. Bundy said the location is ideal for the company due to its proximity to major retail stores and restaurants and to highly trafficked roads such as Hwy. 71, I-35, Ben White Boulevard and Southwest Parkway. “This was a long time coming,” Bundy said. “It took two-and-a-half years to go through the permitting process, but this is going to be great for us since a majority of our employees live out west. It will cut out that drive to downtown.” Debra Poole, office manager, said Development 2000, currently located at 510 W. 15th Street, Austin, has built almost 600,000 square feet of property for the state of Texas, including the Health and Human Services Center, the Texas Department of Criminal Justice and five Department of Public Safety, or DPS, driver’s license facilities. It is currently in the process of building six additional DPS facilities, she said. The new building is expected to be complete by July 1 and Bundy said they are hoping to have tenants operating by Sept. 1.
