The agreement allows Jones Lang LaSalle, known as JLL, to provide project management and development advisory services for a total cost not to exceed $397,350, according to city and Pflugerville Community Development Corporation officials.
The big picture
Project Nexus is a long-term, 53-acre mixed-use development planned by the PCDC that aims to create a regional destination while increasing sales tax revenue and public amenities in Pflugerville.
PCDC Executive Director Jerry Jones said the firm was selected following a competitive process that reviewed six national companies between June and September 2025.
“A joint committee reviewed six national firms and ultimately selected Jones Lang LaSalle,” Jones told council members, adding that the PCDC board unanimously approved the recommendation before bringing it to City Council.
Jones said city staff and PCDC leadership worked together to finalize the scope of services after council previously authorized negotiations.

JLL Senior Vice President James Burkey said the firm was drawn to the project’s potential to shape a long-term community asset.
“In a project like Project Nexus, you really are creating a face and a whole set of experiences people are going to have for generations,” Burkey said.
Sylvia Klein, a senior vice president with JLL, said community identity and engagement would be central to the planning process.
“You’re not Austin, you’re not California, you’re not Atlanta—you’re Pflugerville,” Klein said. “What’s most important is the people right here.”
