1. Multifamily development bringing thousands of units to Pflugerville

A 60-acre residential community named Merle on Howard is set to bring over 1,000 multifamily units to south Pflugerville in the next few years.

The gist

The project is being developed by High Street Residential, a subsidiary of Trammell Crow Co. According to a Trammell representative, the first phase of construction has already begun. Representatives also added its joint venture partner CBRE Investment Management is providing capital for the project. Leasing is expected to begin in fall 2025.

According to a news release from High Street Residential, the property will be built out in three phases. Phase 1, consisting of 17 acres of land, will deliver:
  • 444 units, including 15 garden-style apartments and five townhomes
  • An 11,000-square-foot resident clubhouse with a work-from-home space, a fitness center and a golf simulator
  • A resort-style pool
  • A 9,000-square-foot dog park with a splash pad and pet wash stations
  • Electric vehicle-charging stations
  • 141 private garages available for rent
2. Developer breaks ground on $62M complex

A multifamily housing development set on 30 acres of land in south Hutto is set to be completed in 2025.

According to a news release from developer Empire Group of Companies, Village at Hutto Station broke ground and began construction Aug. 28.

The details


A $62.4 million loan to fund the project was secured from Arbor Realty. The development will include:
  • 276 one-, two- and three-bedroom rental units, ranging from 680 to 1,300 square feet
  • Private backyards
  • Smart home technology packages
  • Community amenities, such as a resort-style pool and jacuzzi, barbecue and firepits, a fitness center, a clubhouse, walking trails, and a dog park
3. New Williamson County surgical ICU serving trauma patients

The new surgical intensive care unit at Ascension Seton Williamson in Round Rock will allow area residents in need of comprehensive treatment to stay a little closer to home.

The overview

Ascension Seton Williamson celebrated the new Nancy Crouse and Craig McCurdy Surgical Intensive Care Unit on Sept. 6. The 16-bed SICU—now part of the hospital’s Level II trauma care services—quickly filled up after it began accepting patients Aug. 1.


Put in perspective

The hospital's new unit is the first facility in Williamson County offering a level of care equal to that of Dell Seton Medical Center at The University of Texas. The facility is led by Dr. Ankur Bhakta and Dr. Jonathan Lundy, board-certified critical care trauma surgeons.

Featuring cutting-edge technology, the SICU is meant to care for patients who have been in a traumatic incident or have had a complex surgical procedure. According to Ascension Seton, studies indicate patients who receive specialized care in a SICU experience better outcomes, such as shorter hospital stays.

4. Affordable housing complex to open in Round Rock ETJ


More affordable housing is expected to become available in the Round Rock area in 2024, as LS Black Development is working to build an $88 million apartment complex.

On a 9-acre parcel in Round Rock’s extraterritorial jurisdiction, The Preserve at Mustang Creek will include 252 units, all of which will go to households that make 30% to 60% of the area median income. A construction timeline has not been announced, but the complex is expected to open in late 2024.
