Home sales spiked slightly in the Leander and Liberty Hill region from October 2024 to October 2025, according to the latest data from Austin Board of Realtors.
The median home sale price for the region stayed at $510,000 for the month year over year, while the area saw increases in number of new homes listed, number of sales closed, number of homes under contract and overall number of homes on the market.Each of the three area ZIP codes showed an increase in number of homes sold over 2024. 78642 in Liberty Hill showed the largest percentage increase, rising 41.18%, while 78613, encompassing parts of Leander and Cedar Park, showed the most sales overall, with 129 houses sold.Median home sale prices dipped slightly in two of the three markets, with only 78642 showing an increase, rising 12.64% from a median of $487,780 to $549,450.Homes in all three regions spent more time on the market than in the previous year. 78642 rose 21.95% over October 2024, up to 100 days in 2025 from the previous average of 82 days.Homes in the $300,000-$499,999 price range were once again the most popular, with 131 total sales at that price point sold for the month.
