Liberty Hill annexes property on Hwy. 29 to become commercial development

Liberty Hill will annex a 21-acre tract of land along Hwy. 29 near Butler Farms Boulevard and rezone it for commercial use following a vote at the May 27 City Council meeting.

The details

The tract of land is referred to in city documents as Sutton Natalie Commercial.

According to city staff, property annexed into the city of Liberty Hill defaults to agricultural zoning, but City Council approved an immediate rezoning to what Director of Planning and Development Robyn Claridy-Miga called the city's "most intense comercial zoning district."

The tract is part of a 90-acre property development intended for both retail and residential, according to an associate with Pohl Partners Inc., the real estate broker for the property.

Claridy-Miga said the majority of the rest of the property will be residential, with the possibility of small neighborhood retail.

Why it matters

With the annexation of the property, the city becomes responsible for providing municipal services, such as infrastructure and sanitation. However, annexation also means that the city will receive sales tax revenue from future commercial development on the site.
