786K-square-foot industrial project advances in Cedar Park

A planned Prologis industrial development along the Brushy Creek corridor in Cedar Park is moving forward as demand grows for logistics and manufacturing space in the northwest Austin region.

What we know

Prologis’ Northwest Depot project, located near US 183 with access to I-35 and MoPac, spans about 75 acres and is expected to bring roughly 786,000 square feet of industrial space across multiple buildings.

The project will be developed in phases, with Phase I expected to include Buildings A-C and Phase II and future phases delivered based on tenant demand.

The site has completed predevelopment work and is “ready to break ground,” meaning construction could begin once tenants are secured, according to a representative of the company.

The development is designed to accommodate various uses, including e-commerce, third-party logistics, light manufacturing, and regional distribution businesses.

“Northwest Depot is well suited for a mix of users ... that depend on superior highway access and a skilled local workforce,” Whitney Williamson, Prologis vice president and market officer, said in a written interview with Community Impact.

Williamson said Prologis selected the Cedar Park location due to a strong market opportunity, including employment growth and a limited supply of this type of development in the northwest Austin submarket. The site also has access to major transportation corridors, she said.

“Cedar Park, in particular, has seen significant demand growth driven by population and employment expansion, low industrial vacancy and limited existing supply,” Williamson wrote.

Because the site has cleared predevelopment, Prologis expects Phase I buildings could be delivered within about 12 months, depending on final tenant specifications, while the full project will be built out over multiple years.

What else?

Cedar Park officials say the development reflects broader growth trends and helps address a gap in available industrial space.

“We’re glad to be working with [Prologis]. That gives us a chance to really pitch this site to companies and let them know [this] site could have them up and running if they need to come in and build something more customized, versus going into a speculative development that’s already up,” said Arthur Jackson, the city’s chief economic development officer.

Jackson said the project will help the city compete for companies that need flexible or custom-built space.

At full buildout, the development could support hundreds of jobs, with the potential to exceed 1,000 jobs if higher-density users occupy the space, though totals will depend on the types of companies that ultimately locate there, Jackson said.
