A business owner is seeking approval from the city of Allen for a zoning change request for a golf simulation business on Bethany Drive.
Allen’s Planning and Zoning Commission recommended approval of a specific use permit to allow Dynamite Performance Golf to lease space at 105 W. Bethany Drive, Ste. 130, Allen.

Dynamite Performance Golf is a golf simulation business that uses a high-speed 3D motion capture system to help members improve their golf technique, per its website.
The proposed business will occupy approximately 6,500 square feet of an approximately 253,418-square-foot building, Senior Planner Matt Bechtlufft said. The building is currently zoned for light industrial uses, and the Allen Development Land Code requires a specific use permit for a gymnastics or sports training facility to operate at that location, according to city documents.
The business will require 65 of the total 315 parking spaces at the site, city documents state.
“I want to reiterate that the building has ample parking for all the uses currently there,” Bechtlufft said.
Commissioner Gary Stocker said he was concerned about a non-light industrial use in a light industrial space.
“Seeing that this is a very tiny use of that space, it helps me justify which way I’m going to go,” Stocker said.
Stocker made a motion to recommend approval of the specific use permit, and it passed unanimously, with Commissioner Tim Voss absent.

Commission Chair Dan Metevier said this item will go before Allen City Council for final action at a June 23 meeting.
