Home prices have dropped year over year across most of The Woodlands-area community, and the number of homes sold declined, according to data on seven area ZIP codes provided by The Brashear Group, Martha Turner Sotheby’s International Realty.

The community’s average home price decreased from $390,395 in June 2021-May 2022 to $353,315 in June 2022-May 2023. The only increase in home prices was seen in ZIP code 77389, 2.1%, and the largest decrease was in ZIP code 77380, which saw a 24.9% decrease.The number of homes sold year over year in The Woodlands area dropped from 8,844 in June 2021-May 2022 to 57,515 in June 2022-May 2023. The only increase in homes sold was seen in 77385, while the largest percentage decrease was in 77389.Homes spent more time on the market year over year, going from an average of 29.4 days in June 2021-May 2022 to 42.9 days in June 2022-May 2023.
